[2022] Planned Dunkin’ Donuts Construction Extends from New Jersey to … Colorado?

Momentarily, we’ll get into our rundown on planned Dunkin’ Donuts construction, including some of the unusual places busy with new Dunkin’ locations in planning and currently under construction.

With that in mind, we thought we’d show a little bit of what Planned Retail has to offer by starting with a household name whose planned construction pipeline is seeing a lot of activity: Dunkin’. Not only do we break down the numbers behind Dunkin’s planned construction activity, but we highlight notable Dunkin’ projects with PlannedRetail project reports.

Planned Retail data reveal that the bulk of planned & current Dunkin’ projects are free standing buildings instead of shopping center storefronts.

These projects are listed in order according to estimated project value. While this list isn’t exhaustive — we’re currently tracking nearly 40 Dunkin’ projects that have been added or updated within the last 90 days, as of February 8, 2022— but it does offer a glimpse into the planned and current Dunkin’ projects at each stage of construction. Dunkin’ — Moundsville, West Virginia

With construction expected to be completed around May 2022, this Moundsville-based Dunkin’ project has already reached the early construction stage.

Dunkin’ — Freehold, New Jersey

This current Dunkin’ project has already been reviewed by the Freehold Office of the Planning Board, and site plans have been sent in for permitting approval. The Dunkin’ will backfill a former gas station and convenience store.

Dunkin’ — Colorado Springs, Colorado

With three Dunkin’ projects in planning or currently under construction and updated within the last 90 days, Colorado Springs quite literally has more planned Dunkin’ construction than any city in the country. In fact, it alone puts Colorado as a state on par with New York, Georgia, Florida, Michigan, and Pennsylvania. While this particular project is expected to wrap up in Q4 2022, that date is of course dependent on the availability of materials, labor, and contractors.

Dunkin’ — Elkhorn, Wisconsin

This Elkhorn, Wisconsin-based Dunkin’ is still in its planning stages, but the City of Elkhorn Planning Commission has already reviewed the project’s site plan. The new location will be an addition to the existing Elkhorn Travel Center, and it will feature a drive-thru.

Details: Plans call for the construction of the 3,142 square feet addition to the existing 2,352-square-foot Elkhorn Travel Center for a new Dunkin Donuts fast service restaurant with a drive-thru lane.

Because Dunkin’ is an East Coast brand founded and headquartered in Massachusetts, most of its locations call the same region home. We’ve discovered through Planned Retail, however, that Colorado Springs seems to be a new target area for the donut and coffee behemoth. What makes Colorado Springs so popular for planned Dunkin’ Donuts construction, then?

It turns out that one Dunkin’ franchisee in particular might be responsible. After closing one Colorado Springs location in December 2021, JB Partners, a Phoenix, Arizona-based franchisee, is moving on the opportunity to build new Dunkin’ stores in more trafficked locations like Garden of the Gods that serve early-morning commuters.

So there you have it: a Dunkin’ franchisee closed one location in Colorado Springs just to open three new stores in the same town, but customers more often frequent the new sites, which would solve his under-staffing problem. Location analytics for the win!
